Why is there a broker appointment contract?

Open Contract - This is used to allow the broker to claim that "This property has already requested permission from the property owner. correctly so that it can be marketed." But the owner can still sell the property himself or have another agent help sell it as well. Many times, contracts like this are rarely used. Because there is no obligation at all. (The main thing is to ask for permission) Therefore, many brokers do not make this contract. It may only take a chat/email/call to talk to the owner to ask for permission.

 

Exclusive listing - is a contract that clearly binds the owner and the broker for a specified time according to the contract, as if this broker were the only official distributor. Other people can't sell it, and even the owner can't sell it. If there are customers who contact directly with the owner. The owner must have a broker arrange it for him and pay a commission as well. Even if the owner can sell it himself or someone else can sell it. You must pay a commission. which this kind of contract There are both advantages and disadvantages. 
 
The advantage is - the broker will do his best to market. Because only you can sell it. When only one person can sell, the price can be controlled. Don't cut prices. The owner may get the best price. And you don't have to contact many brokers.
 
Disadvantage - is if the broker is not interested and focuses on marketing. This can cost the owner time and sales opportunities. Because the owner can't sell it himself. And other agents couldn't help with the sale either. (If selling, a commission must be paid) according to the period specified in the contract.
